How Much Does a Termite Inspection Cost in NJ?
What a termite inspection costs in New Jersey, what a WDI report for a home sale includes, and what changes the price.
Most termite inspections in New Jersey cost somewhere between nothing and about $300. Where you land in that range depends mostly on why you need the inspection: a routine check of your own home, or a WDI report for a real estate sale.

What's a WDI report?
WDI stands for wood destroying insect. A WDI inspection checks a house for termites, carpenter ants, carpenter bees and wood-boring beetles. In New Jersey real estate, the results usually go on the NPMA-33, a standard form most lenders and agents recognize.
The report records whether there's evidence of active insects, evidence of a past infestation, visible damage, and any previous treatment. It covers what the inspector could see on the day of the inspection.
Some lenders and loan types require a WDI report before closing. Your agent or lender will tell you if yours does. Even when it isn't required, it's one of the cheapest ways to protect yourself when buying a house.
What changes the price
- Purpose: a report for a sale takes paperwork that a routine check doesn't.
- Size of the house: more square footage and more rooms take longer to inspect.
- Crawl spaces and basements: a tight or wet crawl space takes more time, and it's where termites are most often found.
- Outbuildings: detached garages, sheds and decks may be extra.
- Turnaround: a rush report for a closing next week may cost more.
What the inspector looks for
New Jersey's main termite is the eastern subterranean termite. It lives in the soil and comes up into the house through the foundation. An inspector looks for:
- Mud tubes on foundation walls, piers and sill plates
- Damaged wood that sounds hollow or has layers eaten out along the grain
- Swarmers or piles of discarded wings, usually near windows and doors in spring
- Moisture problems like leaks, poor drainage and wood touching soil, which make a house more attractive to termites

What happens if they find termites
If the inspection finds active termites, the next step is treatment, either liquid treatment around the foundation or bait stations. In a sale, the buyer and seller usually negotiate who pays. Our post on termite bait stations vs. traditional treatment explains the difference.

Common questions
How long does a termite inspection take? It depends on the size of the house and how easy the crawl space, basement and attic are to get into. A large crawl space or outbuildings add time.
How often should I get a termite inspection in NJ? Once a year is a common recommendation, especially if your house has a crawl space or wood close to the soil.
Who pays for the termite inspection when buying a house? Usually the buyer, but it can be negotiated.
